This 100-acre site was granted planning permission by Telford and Wrekin Council in early 2022 after having been earmarked for housing since 1965.

Welling has been appointed by Homes England to provide Compliance and Monitoring Inspector services to report against the terms of the Development Lease and progress on site.

Countryside, the developer, started works in 2023 to deliver a total of 299 new high quality 2,3 and 4 bedroom homes. The first occupations are scheduled for Spring 2025.

The development, locally known as The Hem, lies to the south east of Telford town centre is supported by Homes England development funding providing investment for the wider community including education, transport and the environment.
