We are proud to be assisting with the delivery of 16 new modular homes on behalf of Abri on Beech Lane, Normandy in Guildford. A mix of 12 houses and 4 maisonettes, the 1, 2 and 3-bedroom properties make use of the available house types from Rollalong’s standard pattern book of properties.
Rollalong is a market leader in the delivery of modular buildings manufactured offsite for residential, education, defence and healthcare. These modular homes cater for a mix of house types and tenures to be delivered, providing essential homes for the community.
Each home is made up of individual units which are manufactured offsite and then transported and craned into position. The units are delivered watertight and, once assembled together, create a complete home with windows, doors, kitchens and bathrooms with sanitary fittings and tiling. The pitched roofs will be constructed on site and utilities connected.
Abri engaged us to offer a multi-discipline service for this development, acting as Employer’s Agent and Clerk of Works. We provided technical due diligence during the pre-contract stages, focusing on the proposed form of MMC (cold-rolled steel), and assessing compliance with our client’s technical standards, as well as industry quality marks including BOPAS and NHBC Accepts.
One key aspect for us when delivering this project was managing development risk associated with MMC projects, particularly around commercial terms. Welling administered the Development Agreement, undertaking factory visits, and monitoring the quality of the units under construction.
This development is a great example of the deployment of modular construction as an infill solution to provide residential housing.
Beech Lane is expected to be fully complete by Autumn 2025. The homes will be available for affordable rent or shared ownership through affordable housing association Abri.
