Completion at St Mary’s Court in Witney, West Oxfordshire

A significant regeneration project in Witney, West Oxfordshire, has reached completion, delivering 30 modern, sustainable apartments for the over-55s at St Mary’s Court.

The scheme, which received planning consent from West Oxfordshire District Council, was led by Cottsway Housing Association and supported by Welling Partnership by providing a range of multi-disciplinary services. The former sheltered housing block has now been transformed into new high-quality homes for social rent.

Located in The Crofts, a short distance from both Witney town centre and the Leys Recreation Ground, the redevelopment replaces empty 1960s properties with an attractive two-storey building with golden buff stone and render facade. Now complete, it provides 23 one-bedroom and 7 two-bedroom apartments.

The project was supported by a £2.55 million grant from Homes England and was delivered by Gloucestershire-based contractor E.G. Carter & Co Ltd.  Designed with sustainability in mind, the apartments feature panelised timber frame construction, solar roof panels, electric heating, and an air-to-water heat pump for efficient hot water production. Externally, all parking spaces are equipped with EV charging facilities and communal gardens designed to enhance biodiversity. Wildflower seeding, bird and bat nesting boxes, and hedgehog homes have been incorporated to support local wildlife.

Welling Partnership acted as Employer’s Agent and Cost Consultant, Principal Designer (CDM), Clerk of Works and Party Wall Surveyor for Cottsway. Our involvement spanned from pre-contract design considerations and commercial viability assessments to overseeing construction.
