Welling is pleased to announce the successful completion and handover of the first 62 new homes at Brook Avenue, Wembley. The milestone marks a significant step in the transformation of this former Transport for London (TfL) car park site, which will deliver 152 affordable homes for MTVH as part of a larger joint venture between Barratt London and TfL.
Situated adjacent to Wembley Park Station and just a short walk from Wembley Stadium, Brook Avenue is a key development in TfL’s strategic regeneration programme to repurpose underutilised land for much-needed housing. The wider scheme will ultimately provide 454 new homes across five high-rise apartment blocks, offering a mix of affordable rent and shared ownership properties.
Welling has been appointed as Employer’s Agent for MTVH, ensuring the smooth delivery of their affordable housing allocation. The first block has now been completed, providing high-quality homes that meet modern sustainability standards, with each property achieving an EPC rating of B or above.
Alex Falconer, Partner at Welling, said: “This project has presented unique challenges, from its proximity to rail lines to ensuring compliance with the latest safety regulations under the Building Safety Act. Reaching this milestone is a testament to the collaborative efforts of all involved, and we are proud to be playing a key role in delivering much-needed affordable housing in Wembley.”
The next block of 64 affordable homes will be handed over in Spring/Summer with the remaining 26 affordable units on track for completion in January 2026.
